  • When building a new home, you only pay stamp duty on the value of the land component, not the house.
  • If you’re a first-home buyer, new homes built in regional Victoria and valued up to $750,000 can get a First Home Owners Grant of $20,000.
  • If you’re looking at the property as an investment, a depreciation schedule can be put in place and will provide returns come tax time. New homes also appeal to tenants.
  • Two contracts are involved when purchasing a home and land package – one with the developer for the land and the other with the builder. However, you can bundle the finances in one construction loan to avoid having separate loans.

At Geelong Homes, we only require a deposit of just $2000 to get you on your way. Your deposit secures the current pricing of your home and any relevant promotional offers.

You might assume that finding a suitable plot of land should be your first step in the building process. However, we recommend starting with your floor plan selection here at Geelong Homes.

You and your new home consultant will explore floor plans until you find the perfect layout that fits your needs and lifestyle. You don’t want to be lured into buying a cheap block of land to realise its orientation or size is very limited in what can be built on it.

Finding suitable land for our clients is part of our service. If you know which house you want and prefer a specific estate or area, allow our new home consultants to assist you. We don’t own the land but present you with available blocks that complement our designs, providing flexibility to adjust the home component of your package. Have you got land? Here is what’s next.

Once you’ve selected your block and chosen your home design, your dedicated new home consultant will provide you with a cost proposal for building your new home. This proposal will include additional requirements and an allowance for your site costs. With your pre-approved budget, you can explore the packages that align with your financial situation.

If you accept this proposal, you can move on to the next step! Once all changes to the floor plan have been incorporated, our drafting team will produce your final working drawings.

You also get the chance to personalise the look and feel of your new home—the way YOU want it with our Style Consultant.

Once everything is in order, we will send you an electronic copy of your contract to review and sign. These documents are then handed over to our construction team, signalling the commencement of your building project.

Once your home is complete, your site manager will meet you at your new address, guide you through your new home, and present you with your keys.

Congratulations! You are now the proud owner of a brand-new Geelong Homes property. It’s time to move in and make it your own!
