A guide to home and land packages

With new housing estates growing across the region, home and land packages are proving to be a popular choice and it’s easy to see why.

Buying a home and land package offers a convenient and cost-effective solution that can cut a lot of stress out of building a home or renovating an older property.

Home and Land packages are a serving suggestion of what it would cost to build a home in a particular estate. The beauty of a home and land package is that there is the flexibility to change the home or select another block that may be more suitable.

So picture this – your dream home in your ideal location and for the right price all presented in one neat package. This may sound too good to be true, but this is exactly what a home and land package is about.

What other reasons make this the perfect option?

Costs

When you buy a home and land package, the finished price is disclosed up front. There are no hidden surprises with regards to the cost of the build, site costs or land prices. Once you know your pre-approved budget, you are ready to commence looking at which areas and homes suit your financial situation.

A big consideration when building a new home is that you only pay stamp duty on the value of the land component, not the house. This could be a saving of tens of thousands of dollars that can be put towards the build of your home.

In addition to that, if you’re a first-home buyer, new homes built in regional Victoria and valued up to $750,000 can get a First Home Owners Grant of $20,000.

If you’re looking at the property as an investment, a depreciation schedule can be put in place and will provide returns come tax time. New homes also appeal to tenants.

One aspect of the cost to note; there are two contracts involved when purchasing a home and land package – one with the developer for the land and the other with the builder. However, you do have the option to bundle the finance in what’s called a construction loan to avoid having separate loans.

Flexibility

The beauty of building your own home means you can have it just the way you like it!

Home and Land packages are essentially samples of design options that are suitable for the block of land you have chosen. This means, if the home design that’s currently on your block isn’t quite right for you, a sales consultant can work with you to find something that is right. At Geelong Homes, our standard floor plans can also be mirrored or flipped to take advantage of the north sun and the placement of your driveway.

Location

You know where you want to live, so why not build there? As the Geelong region grows, so does the opportunity to join some of the newest housing estates in the area. We really are spoilt for choice – so whether you want to be on the Surf Coast or join the new community in Armstrong Creek – if the land is available, you can build on it.

New estates are also part of emerging communities and in terms of amenities can offer new parks, shops, schools and other facilities that add to the sort of lifestyle that estates can offer.

Quality

Unlike an established home, one of the best things about building your own home is that everything is brand new!

There’s no wear and tear, no maintenance and best of all you’ve had your very own hand in choosing its fittings and finishes at the standard you want.

Geelong Homes have been building homes across the region for more than 20 years and takes pride in using quality materials with experts who have the local knowledge and experience to build a home that stands the test of time.

Ease

Home and Land packages, to put simply, are just easy. If you know where you want to live and what home you want, building is the simplest and easiest way to make that happen. If you’re looking to buy land in a new development, house and land packages can help you navigate through the building experience by clearly showing you what options are out there. And with the help of a Geelong Homes sales consultant, you’ll be well on your way to finding the right home for you.
