New designs: Smarter, smaller homes join Compact Range

Do you wonder if you will ever find a way to enter the property market? For first home buyers or people simply on a tight budget, building a smaller home offers a smart and easy way to have your very own home.

There are a number of benefits to building a small home, in addition to the obvious affordability advantages, building smaller also is more efficient, allows you a greater chance to build in the area you want and is also easier and cheaper to maintain into the future.

At Geelong Homes, we believe that clever compact design can give you all the benefits of a big home in a smaller package. And as more land releases come on the market offering smaller sized blocks we have increased our Compact Range with the addition of three new designs.

So why should you consider a compact home?

Affordable, efficient and easy

For many people, particularly first home buyers, who are finding it difficult to enter the property market, a compact home on a smaller block might just be the opportunity they have been looking for—particularly in Geelong’s booming real estate market.

Exploring all your land options, no matter the size, offers a wider choice of land within your preferred greenfield estate.

And if you do decide to choose a smaller block of land, it doesn’t mean you can’t have a great home. Our Compact Range offers our most affordable homes, consisting of three-bedroom, two-bathroom designs as well as one two-bedroom, one bathroom design. These homes only need a smaller plot of land to build them on, which will also cut down your costs. This also gives you a broader choice in terms of the location of your home—whether it’s on a subdivided block or in one of the new estates across Geelong and the Surf Coast.

Compact homes are also more energy efficient. Under the Nationwide House Energy Rating Scheme (NatHERS), all our homes are a minimum six-star rating but can be higher with a number of options that you can incorporate into your home including double glazing and solar power. We also take into consideration the orientation of your block to really maximise the northern sun. Besides that a smaller home uses less energy and water, meaning less utility costs down the track.

In addition to this, a new home is always going to be a more low maintenance option compared to buying an existing home but a smaller home also means a smaller home to maintain—both inside and out. This means less time cleaning, fixing and gardening and more time to spend enjoying life and the extra cash you’ve saved from building a compact home.

Introducing Geelong Homes’ newest compact homes

The Geelong Homes Compact Range now features eight clever floorplans. Our newest additions are the Harriott 118, the Buchanan 139 and the Harper 147. These homes are our most compact and fit blocks with a frontage of 8.5m. And you’ll be surprised at what can fit into them.

The Harriott 118 is the perfect entry-level home for first home buyers. It has a master bedroom with ensuite and walk-in robe, plus two additional bedrooms both with robes. The open plan living includes the kitchen, living and meals area, and is the ideal space for a busy couple who enjoy eating in and eating out.

The Buchanan 139 is great for those who like to entertain. It has three-bedrooms, two-bathrooms which are zoned to the front of the home. At the end of the hallway and behind the door, you can find the open planned living area—which includes a kitchen with breakfast bar, walk-in pantry with space-saving laundry, meals area and living space.

The Harper 147 is the most spacious of the three. It includes a spacious master bedroom with a walk-in robe that leads into the ensuite. A long hallway leads to two more bedrooms with built-in robes, a main bathroom and a laundry with storage. Behind a door is the open plan living room, a light-filled space—it includes a kitchen with a walk-in pantry, a spacious meals area surrounded by windows and a living area that leads out to the optional alfresco area.
