We want to be transparent with the way we build homes and show Geelong Homes clients the differences between a home built with our standard inclusions homes and an upgraded home.

“Builders want to put their best foot forward, so what you’ll often find is a display home will feature the very best products and materials a builder has to offer—not what is included in a standard home,” Geelong Homes general manager Josh Lison says.

“We want to show our clients the high-quality products from local businesses and suppliers that we put in all our standard homes. But also give them the opportunity to compare that to a home that has all the upgraded inclusions.

“It means that clients can go into the building process with their eyes wide open—knowing exactly what they will get for the price of their home.”

Let’s take a closer look at Geelong Homes two examples one home with standard inclusions and the other featuring upgrades.

Our first-ever double-storey display—the Noble 196

As our region continues to grow, Geelong Homes has identified a growing need for a wider range of homes that suit a variety of different sized blocks across Geelong and the Surf Coast. Our Noble range was designed to meet the demand for bigger family homes that could fit on a more compact block.

The Noble 196 design provides a generous size garden even on smaller blocks.

This Noble 196 is a great example of how a design like this could fit on a block under 400m2. If yard space is important for your family, this is an excellent choice.

This home also features our standard inclusions—with a few additions including 2500mm ceiling height, downlights and a deck.

In terms of layout, the Noble 196 makes it possible to build a family home on a sub-divided or small block. It is also a design that would appeal to investors looking for a home to suit university students or a share house rental.

This four-bedroom, two living area home has everything a busy family needs. The ground floor includes the master bedroom complete with walk-in robe and ensuite. On the first floor are three bedrooms all with built-in robes, a rumpus area and a main bathroom. The open plan living area is light and bright and well connected to outside making it ideal for entertaining.

Our popular Thornhill 212

The Thornhill 212 is one of our most popular floorplans—it offers a functional, zoned layout that embraces family life. And if you’re curious to see what the Geelong Homes upgrade packs will get you, then take a look at this Thornhill 212 we built.

At this home features our upgraded inclusions pack, which includes: stone benchtops; 900mm appliances; soft close drawers; Clark taps, sinks and bathware; insitu tiled shower; and Gainsborough Trilock to external doors. It also features a facade upgrade to our Coastal facade.

You can also see our electrical pack, which includes: 20 x downlights; 4 x double power points; 1 x outdoor power points; 2 x front lights (weatherproof flood light); 2 x rear flood lights (double floodlight with sensor); and 3 x pendant provision.

In addition, this Thornhill 212 home features an alfresco area, in comparison to the Noble 196 home that has none, so you see what a completed outdoor entertaining space could look like.

In terms of layout, the Thornhill 212 is a firm favourite with our clients. This is owed to its great layout. It has a secluded master bedroom suite at the front of the home next to a formal lounge room or parent’s retreat, which can be closed off from the rest of the home. The home then opens out to the spacious main living area, which also leads to the kid’s wing. Its functional kitchen boasts a large walk-in pantry. And a generous walk-in linen cupboard in the hallway is another great storage solution.

These display homes sat side by side—one featuring predominantly our standard inclusions and the other our upgraded inclusions.

The Noble 196 display was a great example of how a design like this could fit on a block under 400m2, for those who consider yard space important. It also features all our quality standard inclusions: Colorbond Steel roof; Haymes paint; Gainsborough hardware; Artusi appliances; Clark taps and bathware; Volare Tiles & Flooring; and Floorworld carpet and underlay.
